A middle option for mid-life Novi roofs
A lot of Novi roofs sit in an awkward spot. They aren’t leaking and the decking is solid, but the shingles have started to turn gray and brittle, granules are collecting in the gutters, and a neighbor down the street just had a new roof put on. That is often exactly the roof rejuvenation was made for.
Asphalt shingles stay flexible and waterproof because of the oils in them. Years of summer sun and winter freeze-thaw bake those oils out, and the shingles crack and shed granules faster. Our treatment is a safe, bio-based product that restores those oils, extending the life of a sound roof by up to 5 years per application and up to 15 years with repeat treatments.
It is not a cure for a failing roof. If we find soft decking, widespread cracking, missing shingles or active leaks, we will tell you rejuvenation is the wrong choice and show you the photos. For homes in good shape, it is a way to put off the cost of a tear-off and plan for it on your own timeline.
What the treatment actually does
Rejuvenation works on the shingles you already have. Here is what happens on your roof.
We check the roof first
We walk the roof and look at the shingles, decking, flashing and vents, and photograph what we find.
Oils go back in
The bio-based treatment soaks into the asphalt and replaces the oils that sun and weather have dried out.
Shingles flex again
Restored shingles bend with temperature swings instead of cracking, and hold their granules better.
Repeat to add more years
Each application adds up to 5 years. Repeat treatments down the road can add up to 15 years in all.
Rejuvenate, repair or replace?
Most roofs we inspect fall into one of three groups. Some have a few problem spots on an otherwise good roof, and a repair is the right fix. Some are worn out across the whole surface, with soft decking or shingles that are curling, cracking and shedding everywhere, and those need a new roof.
In between are roofs that are aging but still sound. Those are the ones rejuvenation is made for. The treatment costs a fraction of a replacement, and it buys time on a roof that would otherwise keep drying out. Sometimes the answer is a combination: fix a lifted flashing or a few damaged shingles, then treat the roof.

Each price is your estimated roof surface times that provider’s rate per square foot of roof:
- Kincaide Roofing & Rejuvenation: $1.30 per sq ft of roof on average roofs and $1.50 per sq ft of roof on steep roofs. This is Kincaide’s own pricing, confirmed in writing after your free inspection.
- Roof Maxx: $1.25–$2.75 per sq ft of roof; the calculator uses the middle, $2.00.
- Other soy treatments: $0.80–$2.00 per sq ft of roof; the calculator uses the middle, $1.40.
- DIY concentrate (e.g. SoyFuze): $0.18–$0.28 per sq ft of roof; the calculator uses the middle, $0.23.

Good candidates and poor ones
Rejuvenation only works on a roof that is still sound. We will tell you which side of the line yours is on.
Good: brittle but flat
Shingles that feel stiff and have lost some flexibility, but still lie flat and stay sealed.
Good: some granule loss
Grit in the gutters and a faded, dry look, without bare spots across the roof.
Good: solid decking
No soft or spongy spots underfoot, and flashing and vents that are in good shape.
Poor: curling and missing
Shingles that are cupped, curled, cracked through or already blowing off in storms.
Poor: active leaks
Water stains on ceilings or wet decking mean water is past the shingles. That needs repair first.
Poor: soft decking
Rot or sagging in the wood under the shingles can’t be treated from the top.

Why many Novi roofs are good candidates
